Title: What is current delay period before a hearing at the Tribunal?

I am looking at the landlord selling the condo where I have been renting for 20 years.   He agent is conducting showings and is obtaining some interest.

The landlord's lawyer sent me letter indicating that upon sale to new owner, the new owner would serve a N12 Notice an they would move immediate to to the Rental Tribunal with a hearing and an Eviction Application.  I have a few questions:
   
1. I understand that in view of COVID, hearings have been taking place via video link.. Is this still the case? or have they moved back to in-person hearings? or are both types of hearings being conducted ?

2. What is the current delay period between the landlord's application for a hearing (eviction application) and the actual date of the hearing?   THANK YOU.

They still favour "virtual hearings" ...

Delays can vary between 3 to 8 months, depending which reports you read.

I here 3 months more in process to receive a hearing date .. BUT that doesnt change the written words on the N12 Form or any other Form !  when it says 60 days doesnt that mean 60 days?  what I'm saying is we're all playing the wait and delay game and betting on a system that is broken (agreed) yet the Law is as written .. so tell me where the Law says its ok IF you 'assume' because of word on the street of Delays that you can use this to your benefit or as a means of mitigation ?
ps. I recd N12 gotta move out nov30 - so I'm just waiting for L2 like the rest of you - and then go through the process and count the days that the 'system' is delayed .. oh, yeah, sure, that makes it all so much better doesnt it !
