Harassment by Landlord / Extortion

I received today an N4, notice to end your tenancy for non-payment of rent.

It says I owe $17.04.

Pay the amount by Jan. 20, 2023. This is called the termination dare.


Move out by the termination date.

The rent paid and rent charged is incorrect.

I never received my last month's interest.

These owners constantly threaten me with evictions for over 4 years.

Any suggestions, this is very stressful.

There is a virtual meeting tomorrow in regards to the demolition of these buildings.

Has anyone done this before and what questions would you ask.

For example: when a tenant comes back to their new apartment once the condos are built at the same rent, how long does this apply.

I heard the same rent is only good for one year and after that the rent will go to market value. Is this true?

Any suggestions would be greatly appreciated.

That's not right.

If u have a disability under the human rights code you may want to pursue that avenue.

There is a very extensive policy paper, ableism and human rights. Google it.

It is also my understanding that the Ontario Human Rights Code is superior to all other laws unless specified.

That is in the policy as well.

My experience with the oltb at an agi hearing was disastrous

They didn't accept email evidence and would not allow me to participate in virtual mediation.

What I can't understand, is they bought properties with investors in 2017.

Offered investors 122% return over 5 years.

Spent over a million for cap expenditures. Wasn't ordered.

Know they put application to demolish buildings and build condos.

The order is written the following way. There are 4 buildings, 40 tenants per building. 160 total max.

It is broken up in 5 units?

It ranges from 2.27%, 2.28%, 2.69%, 2.93% and 3.2%.

Then it closes with the following,

If the Tenant consents to the order, the Tenant's rent increase above the guideline will be reduced from 5.63% to 3.2%.

In relation to tenant's association, does not the civil rules of procedure and discovery/disclosure not have weight.

Akelius / Garbage chutes shut down

The Donway East Ltd. C/O Compten Management Inc. have closed the garbage at 6 The Donway East.

Notice states,

"Please be advised that the garbage chute will be closed from June 28, 2022 until July 3, 2022 for cleaning and pest control treatment.

During this time please make sure that you dispose of your garbage in the bins provided for you outside of your building.

Any damage caused to the garbage chutes during this time will be charged to the resident responsible.

What about the elderly in the building and the disabled who may have difficulty bringing there garbage to the outside bins.

Furthermore , it was brought to the owners attention that the fencing around the garbage bin outside is in violation of the property standards and municipal code.

One of the wooden fencing has been leaning over substantially waiting to fall for many, many months.

So far no has been hurt.

Considering elderly and disabled may need accommodation with disposing of the garbage, is this not a violation of the OHRC.

Thank you for your response.

There was a paralegal representative for the tenant association.

The day of the hearing the paralegal for the tenant association asked the Vice Chair since I am representing myself that I not be allowed to participate in the virtual meeting she was having with the paralegal for the landlord.

The vice chair concurred and I was excluded from this process.

Furthermore, prior to the hearing I received an email from the tenants association that stated because I am representing myself they will not disclose their evidence to me.

How do I get disclosure and a copy of the documents the tenant association submitted and communications between landlord and tenant association.

Are applicants/respondents able to go to the front counter and review an agi file and documents.

If not how can one look at file.

Here is what the Member endorsement says

The applicant was heard on May 30, 2022. All the Tenants in attendance, except for me (hereinafter referred to the "Tenant"), consented to an order limiting the above guideline increase in rent.

The issuance of the order is delayed for the purpose of giving the Tenant time to consider whether to consent to the order. On or before June 14, 2022, the Tenant shall consent in writing to the order as outlined at the hearing or provide written submissions outlining his objections to the Landlord`s applicaition.

Still nothing in writing as to what was agreed upon.

I am a tenant who represented myself as the tenant association did not provide clear guidance and support.

The Virtual hearing was last Monday. I asked to reschedule as I was not given disclosure of documents from communications between landlord and tenant association.

The lawyer for the tenant association said they and the landlord are having a private meeting and I am not allowed to participate.

After 4 hours or more on hold the vice chair talks to me and says they have made a decision do you consent.

I have until June 14 to accept or I will have to pay cost.

Am I not entitled to disclosure so I can make an informed decision.

I asked for accommodation to help me with my disability.

I feel that I am a useless eater to them

My voice was snuffed

What can I do.

Does the landlord have to give us back the same unit and rent we pay when they turn these into condos.

IE have two bedroom with private garage and pay around $1100 rent.

What document do I have to have signed or written so it is legal and avoids them changing the game later when the new buildings are built.

The first topic is the property owner(s) are applying to for  AGRI.

The second topic is the property owner(s) are demolishing these buildings and state the tenants will be given the same type of apartment for the same rent as they are paying now.

If they are demolishing the apartments will they still be able to apply for AGRI

in regards to the AGRI they have claimed they have done work that was not done according to their own managers. Should they still get more rent for a service that was not provided? If the service provided was not necessary and only lasted a year or so, are they still allowed to claim this amount or should they have amended their claim and disclose these facts.

In relation to the demolition of the buildings, these owner(s) have interfered with the rent control tenants reasonable enjoyment for years. As a matter of fact they planned with their investors to earn 22% on their investments in five years. That was printed in the press back in 2017.

Is this common among landlords to preplan the demolition of the buildings and in the meantime force out as many rent control tenants and market value tenants.

Your consideration is greatly appreciated.
