This thought-provoking article poses an interesting question, why don't tenants demand letters of reference from their landlords?

I just posted this in the "General" section becasue the article is definitely of generl interest, but it's primarily about rental affordability, so I hope it's ok that I posted this link here too.

Above Guideline Rent Increases / Re: "Necessary" repairs?

The landlord can do whatever work they want to the buildling, but we shouldn't have to pay for it if it's not necessary!  The building permit says "masonry work and sealant replacement", and I don't think that any of that is necessary.  How can I prove the work isn't necessary?  If I can't get an engineer to help me, then can I hire a building inspector or something?

Our landlord is currently completing unnecessary capital expenditures on our building. The LTB indicates that in order for landlords to be granted their AGIs, the capital expenditures must be NECESSARY. Howwver, we believe the current work is merely an upgrade.  How do we prove that? Any ideas?

I thought that they couldn't do rent increases this year, so there are no above guideline rent increases right now.

My neighbor says that there's a Rent Bank?  What is it?

The Ontario Tenants website also has some information about the Rent Bank, here:  http://toronto.ontariotenants.ca/rentbank.phtml

Apparently there's an "Emergency Rental Deposit Loan Program" too, which helps people get the First and Last Month's Rent (the deposit you pay your landlord when you sign your lease on a new place).

I think that it's more complicated than that.  Here's a link that explains the details:  https://www.cleo.on.ca/en/publications/moving/giving-notice-your-landlord  The date you choose to end your rental must be the end of a rental time unit (end of month).  Also there's a special form that you are supposed to use.
